What Skipping Maintenance Actually Does
Neglect does not break your system in one dramatic moment. It builds up. A dirty outdoor coil makes the compressor work against higher pressures every hour it runs, so cooling capacity drops and the unit runs longer to hit the same temperature. Dust packs the indoor coil and airflow falls off, which in humid weather means the system stops pulling moisture out of the house. You feel clammy at 74 degrees. Meanwhile a loose electrical connection heats up, a contactor pits, a drain line clogs and overflows onto attic decking. None of that announces itself. It just quietly turns into an air conditioning repair in July.
What We Actually Do on a Tune-Up
On a cooling visit we wash the outdoor coil, check the blower wheel and indoor coil for buildup, clear and flush the condensate drain, and measure things: temperature split across the coil, static pressure, refrigerant performance, amp draw on the motors and compressor. We tighten electrical connections and check the capacitor before it fails. On a heating visit we inspect the heat exchanger and burners, watch the flame, test the safety controls and the flue draft, and confirm the system shuts down when it should. For heat pumps we check defrost operation and reversing valve function. Then we tell you what we found in writing.
How Often, and When
Twice a year is the honest answer for most homes across Arkansas, Louisiana, Missouri, Mississippi, Oklahoma, Tennessee and Texas: cooling checked in spring, heating checked in fall. If you run a heat pump it works year round, so two visits matter more, not less. Between visits your job is small. Change the filter on the schedule the filter calls for, keep grass clippings and leaves off the outdoor unit, leave supply and return vents open in every room, and check thermostat batteries once a season. That is the whole habit. It takes ten minutes and prevents a surprising number of service calls.
What a Tune-Up Will Not Fix
Maintenance is not a repair and it is not a rebuild. It will not fix undersized or leaky ductwork running through a hot attic, which is common in mid-century homes and is usually why one bedroom never cools. It will not add insulation, seal a return that is pulling attic air, or make a system sized for a smaller house keep up with an addition. It will not stop a refrigerant leak, only find one. And it will not extend the life of a compressor that is already drawing high amps. When we find something structural, we say so and price the fix separately instead of pretending a cleaning solves it.
Warning Signs You Are Already Past Maintenance
Call for air conditioner repair or heating repair, not a tune-up, if you notice any of these: the outdoor unit hums but the fan does not spin, the system runs constantly and never satisfies the thermostat, water stains on the ceiling under an attic unit, ice on the refrigerant lines, a burning smell when heat starts, or breakers tripping more than once. If you smell gas or your carbon monoxide alarm sounds, get everyone out of the house first, then call 911 or the gas utility from outside, then call us. Do not go back in to check anything. What a Real Tune-Up Includes (and What It Won't Fix) — common questions
Is a tune-up worth it on a newer system?
Yes, and it is the best time to start. Newer systems still collect dust on coils and still clog drain lines. Catching a weak capacitor or a restricted drain on a two-year-old system is far cheaper than the alternative in August.
Will a tune-up include adding refrigerant?
No. A properly working system does not consume refrigerant. If it is low, there is a leak, and that becomes a diagnosis and repair conversation. We will measure performance, show you the numbers and explain the options.
Can I skip the heating visit if I barely use my furnace?
We would not. Burners, heat exchangers and safety controls need checking whether the system runs 30 hours a season or 300. A cracked heat exchanger is a safety issue, and light use does not rule it out.
